In today’s fast-moving market, buyers are often facing stiff competition—especially for well-priced, move-in-ready homes. So how do you make sure your offer rises to the top of the pile?
Here are three proven strategies to help you stand out and get the home you love.
1. Make a Strong, Competitive Offer
When multiple offers are on the table, price matters. That doesn’t mean you need to overpay, but it does mean coming in with a number that shows you're serious. A lowball offer or too much hesitation could cost you the home. The best approach is to work with your agent to analyze comparable sales and current demand, then submit a competitive offer right out of the gate.
2. Show Financial Strength with a Solid Deposit
A larger earnest money deposit is one of the clearest signs to the seller that you’re financially stable and committed. It gives them confidence that you’re unlikely to walk away from the deal.
That said, don’t remove loan or appraisal contingencies until your financing is fully approved—doing so too early can put your deposit at risk.
If you're tight on cash, there are other ways to make your offer stronger:
-
Waive the inspection contingency if you’ve already reviewed reports or the home’s condition is well-documented.
-
Remove the loan contingency if you've received full DU (Desktop Underwriter) approval.
These adjustments can make your offer more appealing without putting you in a risky position.
3. Build Trust with the Seller
Sometimes, it’s not just about numbers—it’s about confidence. Sellers want to know they’re choosing a buyer who’s committed and easy to work with. Let them know this is the home for you, and you’re not making offers elsewhere.
Mention that you’ve reviewed property taxes and budgeted accordingly, and that you’ll be reasonable with repairs if inspection issues arise.
And don’t underestimate the power of communication—your agent should be in direct contact with the seller’s agent (phone > text!) to build rapport and represent your offer with professionalism. A good agent relationship can tip the scales in your favor.
There are even more strategies to help your offer stand out, and I’d love to share them with you. Whether you’re just starting your home search or getting ready to write that first offer, I’m here to help you navigate the process with clarity and confidence.
