On the flip side, a buyer’s market means there are more homes than buyers. In this scenario, properties may sit on the market longer, and pricing strategy becomes even more critical. Managing expectations in a slower market helps ensure a smoother selling experience.

What Is Absorption Rate and Why Does It Matter?

A helpful tool for understanding your local market is the absorption rate—a metric that tracks the pace at which homes are selling in a specific area.

It’s calculated by dividing the number of homes sold per month by the total number of homes currently available.

Here’s how to interpret it:

  • 📈 Seller’s Market: Absorption rate over 20%

  • 📉 Buyer’s Market: Absorption rate under 15%

This number helps us determine how aggressive we need to be with pricing and marketing your home.
