Selling your home isn’t just about putting a sign in the yard and hoping for the best. If you want to get top dollar, your home needs to shine from the curb to the closing table. But how do you know if it’s truly ready to hit the market?
Here’s a checklist I walk through with my sellers to help them prep, present, and price their home for success. Think of it as your own “Top Dollar Quiz”—let’s see how your home measures up!
1. First Impressions Matter: The Curb Appeal Check
When buyers pull up to your home, how does it feel? Warm and inviting—or a little neglected?
☑️ Fresh landscaping
☑️ Clean walkway and driveway
☑️ Black mulch or vibrant plants
☑️ A freshly painted front door and trim
Buyers make judgments in seconds. Don’t let your home’s exterior be the reason they scroll past or walk away.
2. The 3 D’s: Declutter, Depersonalize, Deep Clean
These are the golden rules of home prep:
🧺 Declutter: Clear out surfaces and storage to show off your space
📦 Depersonalize: Tuck away family photos and unique collectibles
🧼 Deep Clean: Baseboards, windows, light fixtures, flooring—it all matters
Neutral paint and clean, bright rooms make it easier for buyers to envision themselves living there.
3. Flooring & Finishes Still Stuck in the Past?
✅ Are the carpets clean and neutral, or worn and outdated?
✅ Are your countertops, cabinetry, and floors modern and move-in ready—or screaming 2005?
✅ How does your lot compare to others nearby?
You don’t have to renovate everything, but strategic updates can dramatically increase your home’s perceived value.
4. The Smell Test (Yes, Really!)
Every home has a scent, and unfortunately, buyers may not love yours as much as you do. Pets, spices, musty air—they all leave behind traces that linger.
Solutions:
🌬 Air purifiers and deep cleaning
🪟 Crack the windows and air it out
🕯 Stick with neutral, clean scents
A fresh-smelling home can change how a buyer feels the moment they walk in.
5. Take a Look at the Competition
Have you compared your home to similar listings?
🔍 How does it stack up in terms of finishes, space, and presentation?
🛋 Is your furniture helping or hurting the layout?
🧱 That grout you laid in 2003 might need an upgrade.
Buyers are looking at multiple homes—make sure yours is positioned to stand out, not blend in.
6. Staging & Views: What Are Buyers Really Seeing?
Staging helps buyers imagine the home as their own. If your home isn’t staged, it may come across as too personal, cluttered, or outdated.
And don’t forget about the views—maximize natural light and highlight the best window angles. A peek at a lush backyard? Great. A neighbor’s laundry line? Not so much.
So… Does Your Home Pass the Test?
Give your home a score from 1 to 10. Is it ready to sell for top dollar—or could a few simple changes make a big difference?
Don’t worry—you don’t have to figure it all out on your own.
I’ll walk you through every step, from prep to pricing to marketing and negotiation. Together, we’ll get your home market-ready and positioned to stand out and sell strong.
